Reviews
Hotel Gibbs is a historic hotel with a prime location near the River Walk in San Antonio. Guests generally appreciate the cleanliness, comfort, and affordability of the hotel, as well as the friendly and helpful staff. However, some guests have complained about the firmness of the beds, the smell in some rooms, and the limited parking options.
- Prime location near the River Walk
- Clean and comfortable rooms
- Beds may be too firm for some guests
- Limited parking options and high parking fees

Valet and staff were great, bed was very comfy, AC worked great. Very interesting old office building from 1909. Would recommend.

Customer service excellent
- 5/5
Valet parking excelente. Flores vino una experiencia inolvidable. Fue una buena election.
- 4/5
My only complaint would be with the valet service. You wait and your car is out front as expected on the app which is wonderful however multiple times there was no one there to actually give you the keys. This caused additional 10-15 min wait standing there waiting after your already quoted 15 min fetch time. That was frustrating but otherwise everything was fantastic. Breakfast was delicious. Room was clean and well kept. Staff was helpful and always available.

Very disappointed for a downtown hotel especially the valet parking that required self serve thru a phone app and only one attendant
- 5/5
Breakfast was amazing for a buffet. Lots of traditional choices and even tortillas and guisada! Quite a treat. Can't beat the location for visiting the Alamo other than staying at the Menger. Our room was nice, clean and functional. The Gibbs is a neat, historic building and we would definitely recommend it and stay there again.
- 5/5
It was in a perfect location close to everything.

Great location. Very interesting building. Comfy room.

It’s $45 to park, unfortunately. And when I asked if parking was free she laughed at me which wasn’t necessary. So you end up paying a lot more. And depending on who’s also staying at the time of your stay, your room will REEK of weed. The shower water pressure sucked, the shampoo didn’t come out of the bottle, and the bed wasn’t comfortable. I woke up 3 times during the night, and when you step the floor creaks. The breakfast was the only thing that really saved it, they had carne guisada which was good.
- 5/5
It is very clean and easy to walk downtown
- 5/5
The hotel is lovely and rooms were comfortable. My only issue was the construction next to the hotel. The streets are closed and made it difficult to find the hotel. Luckily the workers were not there on the weekend so no construction noise. Other than that the location was perfect.
- 5/5
We enjoy staying at boutique hotels and the Gibbs did not disappoint. Room had a large wooden door and original wood flooring. Beds were comfy, shower and toilet area were separate from the sink area which is a plus. Breakfast was very good with lots of options. They have valet parking for a fee or you could use public parking lot.
- 5/5
Charming historical hotel, easy walking access, comfy bed.
- 3/5
Parking was about 50% extra of hotel cost.

The property is a vintage one. However, the breakfast was very good, the rooms were clean and I like the area.

Had a wonderful stay for a quick weekend trip to San Antonio. The location was perfect, right across from the Alamo and walking distance to the River Walk and so many sights. The staff was extremely friendly helping with my questions and recommendations. I loved the character and charm of the hotel and the room was quite spacious. I would definitely stay here again!
- 5/5
Great hotel. Great staff. Great food & wine! That you all had a wonderful time!
- 2/5
Shower room didn’t have any ventilation, Mold was building up since the first day I stayed. As well as no parking included for the hotel, they charge you 50-80$ a night for parking included the lot next to the building.
- 5/5
Stayed in the Junior Suite and it was much bigger than expected. The bathroom was huge! Very clean. Perfect location to river without being on a busy street. Will stay again.
- 5/5
The room was clean and it had a beautiful view. The hotel was just in from the famous Alamo and very near of so many attractions.
- 5/5
The location is perfect and the staff is always so nice.
- 4.5/5
Great location and very historical feel to it. One of the front desk workers was a little grumpy.
- 5/5
Servicio excelente, muy sercas del centro
- 4/5
Wonderful location, very good breakfast, the staff very friendly and a nice touch keeping some of the original decor. My room was very small which made getting around the bed very difficult.
- 3/5
When we got into our room someone a few floors up snuck in weed and smoked it and it fill our room up. My husband when to the front desk and they gave him some perfume to spray and advised they had called the cops. Eventually the smell did go away. Breakfast was good! And the staff was great, no issues there!
- 3/5
The rooms could have used more cleaning. I probably won't stay there again. Some things were questionable about the cleanliness. Like some smear on the wall. Some dusting where the towels are placed and a pimple patch in the shower that was there before we used it
- 4/5
Very good
- 5/5
Excellent hotel close to every place we wanted to visit and outstanding customer service as well as the free breakfast.
- 4/5
Bed is on the soft side. The shower in room 604 needs some attention. Building is beautiful.
- 5/5
Great value and location. Beds were very comfortable. Hot breakfast exceeded expectations.

Absolutely loved loved the hotel. It was gorgeous. It was clean. It was fresh. The people here were very kind and very helpful. Bedding was wonderful. I would definitely rent this and recommend this place over and over and over again every time I go to San Antonio this will be my new spot to stay no matter where I need to be in San Antonio. Breakfast was great.!!! The area where this is located is perfect for the downtown Riverwalk area right next to the Alamo.

My flight was cancelled due to a tornado and the hotel refused to work with me to rebook or refund. I would not recommend using a hotel that has such rigid policies. It seemed like once they got my money they couldn’t care less if I showed up or not. Worst “ hospitality” from a hotel I’ve ever had.

Everything was honestly better then expected. Hotel is beautiful. Location could not be better. Breakfast was out of this world: Fresh fruit, amazing breakfast tacos. Will definetly stay there again.
- 5/5
Enjoyed the suite we stayed in!
- 2/5
The place is very pleasing to look at, but the staff just simply does not clean well. My room looked clean upon arrival and then I went into the bathroom where I was bombarded by fruit flies in the shower! To which I killed over 30 while showering night 1. Left early (0500) and returned well after room service went through, and the towels were stocked, trash taken out, bed was not made, and the flies were still all over the wall. The body wash was out on day 2 and never refilled. The flies with still smashed all over the walls when I left on day 3. The place would be amazing if someone just managed their staff and checked the work. I wasn't notified of the construction right out front prior to arrival either (didn't make a difference on booking even if they did). I chose the place due to its age, online photos, and location in proximity to the riverwalk and Alamo. Highly disappointed in the cleaning staff. Let's not forget the the valet that had no idea where the check in counter was around the corner of the foyer, no signs to direct.

Very good
- 5/5
Impressive breakfast options, especially as this was included in the room fee. Great location just across from The Alamo. An old, restored historic building and affordable stay right downtown. It was super hot in San Antonio when we were there, but still had a nice stay.
- 1/5
The receptionist was very rude. I noticed when I was leaving another guest was arguing with a receptionist. Don't know if it was with the same one I spoke with over the phone. But overall the room wasn't the cleanest either.
- 5/5
It was okay considering I was only there overnight.
- 5/5
Location was great. The breakfast selection was wonderful. And the FlorVino wine bar tasting was phenomenal. Definitely would stay here again!
- 5/5
Muy bien ambiente, sin Duda volveria
- 5/5
We stayed o my o e night but it was great. The staff was amazing. Location is hard to beat. The valet parking was a nice touch. Most hotels in the area charge around 50-60 dollars per night. We paid $45 and very easy process. The check in was very smooth. The property is definitely a historic property, small but well maintained and clean. Breakfast was excellent and a lot better than most places I’ve stayed at with breakfast included. Definitely the best deal for the price. I would comeback to this hotel.
- 5/5
The wine bar was amazing. The Wine staff treated every customer as a VIP. The construction around the property was a downer, but the staff made up for it. We'll done.
- 5/5
Friendly staff, free wine tasting but valet parking is $45 a night
- 4/5
Proximity to downtown The a/c was weird, it got hot and cold in the room fast.

I liked the fact that i felt transported back to the prohibition era. The lobby was unique marble floors even the original elevator.

I loved my stay here! Extremely kind and helpful staff. And the location is Excellent!
- 5/5
The Staff were excellent with me and my 2 dogs. The breakfast was amazing, they gave me 2 free wine tasting coupons which the wine tasting was great. The room was clean, and it was literally around the corner walking from the Riverwalk, which I loved. I will definitely stay here again. Beds were comfy, the Bathroom was huge with huge walk in shower, as well as the coffee pods for the Keurig machine were the best hotel room coffee I have ever had .
- 4/5
I absolutely loved the hotel itself. It's a beautiful old building with nice rooms and a good selection for breakfast. The only downside is the parking. It's valet-only, and it's $40/ night. Fortunately, you can drive in and out, and it's still cheaper than the surrounding lots, but it can still get pricey when you're staying for several days. Also worth noting that there is construction right next door, so don't plan to sleep in.
- 5/5
Only thing I can say thats negative is I didnt know valet was going to cost. I thought it was free till before we left and it was 45 dollars.
- 5/5
The room was cozy and modern while retaining the old-timey aesthetic. I wish I had known that construction is currently happening right outside. We were awoken around 5:30am to pallets being dropped on a flatbed, but even with that the construction was not overly loud.
- 3/5
clean room, breakfast didn't like valet parking no microwave
- 2/5
Room had gnats, sheets weren’t changed nor was the trash.
- 5/5
There is construction going on around the building that is projected to take 2 years; however I did not hear any construction from my room. The room was small in square footage; however the space is well designed, purposeful, modern and clean. The valet and check in desk employees were welcoming and helpful. I would stay here again.
- 5/5
Breakfast was the best, thank you for everything.
- 5/5
The staff were very helpful and very courteous. Breakfast was delicious and had so many options for everyone to enjoy. Walking distance from any and everything downtown! Would definitely recommend staying here if you're in town. Would also suggest trying the wine tasting downstairs it's unique and Robert is a wonderful host with a wealth of knowledge on wine made from flowers!
- 4/5
Expected a great experience at such a historic place but the stay left a bit to be desired. Construction outside had us awake since 6 AM when I really would’ve liked you have slept in on vacation. It also obstructed the view that was one of the selling points of this place. Half the room wouldn’t cool down which was a little hard on my partner who has a heart condition. Room also wasn’t the cleanest upon initial entry. Staff was very nice and hospitable. Valet team definitely hustled. Everything was within walking distance from the hotel so that was a plus. Probably won’t return though.

Front desk receptionist was amazing ! The room was soo comfortable. Our stay was great
- 5/5
Great staff, rooms and prices! Would stay again!
- 1/5
We thought it's a great deal they charge us $95 plus $145 why I have no idea we only park for 2 days supposed to be $95 only this is a rip off and a scam I highly said don't even go there hotel room have no clean vents AC fan motor leaking making noise too much noise coming from the outside it's a horrible place good luck
- 5/5
I love the location, and the breakfast very good too. Nothing
- 5/5
Location is awesome, breakfast is good
- 4/5
Everything was good

If you don’t like dirty sheets, would not recommend staying here
- 5/5
Everything was great!
- 5/5
Really nice place to stay! Do the Valet , there will be no cheaper/safer way to park , unless you want to pay $100+.
- 4/5
Nice place to stay, loved it was close to so much places.
- 5/5
Tip: Look for inexpensive street parking nearby to avoid the pricey surface lots and garages. I was able to park a couple of blocks away, free 6 p.m. - 8 a.m., and paid less than $3 for pretty much an entire Saturday.
- 5/5
I love the clean room and that breakfast was included.
- 3/5
The hotel check in is easy, front desk staff was friendly.my room was clean, bed was comfortable. But we could hear all the construction and people talking outside around the hotel at 6am.Someone also tried opening the door to my room at 7am.I had to pay $60 to self park, because there was no valet to be found, till after I Parked my own car.
- 5/5
Wonderful spot near the river walk and the Alamo. Breakfast was the best!
- 3/5
Only complaint is they do not provide daily housekeeping for short stays
- 4/5
There is construction happening across the street so if you’re a light sleeper bring ear plugs. Rooms are small not alot of room to move around. No accessible microwave in the rooms. The history building is beautiful. Very well kept. I would definitely stay here again. Within walking distance From Riverwalk and literally caddy corner from the Alamo. I will love to return in cooler temperatures. I was a solo traveler and it was safe and welcoming.

- 5/5
Extremely helpful and professional staff. Convenient location. Reasonably priced.
- 5/5
Excellent location. Very clean. Close to everything.
- 5/5
Overall the stay was good they should do a better job at keeping the covers clean it was stains on the covers other then that the room was great!
- 5/5
Excellent location, staff were friendly, check-in was great, rooms were clean.
- 4/5
Stayed here for a work convention. Convenient to the waterway and restaurants. The breakfast was hot but comparable to other hotel buffets
- 3/5
The picture of this hotel online are quite different than what you get. LOTS of construction going on next door that we had no knowledge of and things inside the hotel are much smaller and less attractive than the pics. While the nightly rate was great compared to others, it's not worth the rate and overnight parking price combined. The rooms are nice but tight....no microwave. You can hear everything that goes on in the hallway and other guests wake up alarms. Ice machines were out on our floor and one other floor. Had to travel down 4 floors to get ice. The elevators are pretty quick though. I would rate this hotel a 7 out of 10....only because the beds were nice, big TV, lots of channels and an overall historic looking place. Parking gets a zero but choice of restaurants is off the charts....a couple of blocks away is the Riverwalk and, of course, Houston St has so many options!!!!!
- 4/5
Clean room and walking distance from all the attractions

Hotel was clean and safe for my son, 19, traveling by himself for the first time. Staff was helpful when needed. And the breakfast was great he said!

Our stay at the Hotel Gibbs was fabulous! From the staff to the room to the food served, everything was excellent. We will be back.
- 4/5
Clean hotel historic building very well. Kept very spacious rooms and pleasant staff
- 4/5
Great, convenient location next to the Alamo, breakfast included, 3rd time staying here over the years and definitely a favorite spot.
- 1/5
Regretfully writing this review. Stay was overall fine, front desk was understaffed. Biggest issue was valet services, not only lost our keys but damaged our car, the employees did not take responsibility for it and we had to find out on our own. I don’t recommend this stay due to poor, ill manages and distrustful valet. Will not be staying again due to incompetence.
- 4/5
Paying $42+ per day for valet parking is a little extreme which can be a long wait during check in hours if you need your vehicle. Our room was nice and spacious. However, the pull out couch didn’t fully pull out all the way and had a slight incline at the head. The vents needed a deep cleaning with very visible dust. Housekeeping never left waters and a vape pen was found under the bed. All staff were pleasant.
- 5/5
Great stay!
- 5/5
Great Stay, cold AC, and walking distance to Alamo and Riverwalk. Also we went to the Roof top bar across the street and did some Salasa dancing. We had fun.
- 5/5
Nice hotel
- 5/5
Heather was the front desk employee and she was awesome. Super helpful and friendly. Courteous and professional. The complimentary breakfast was great. The staff all around were friendly. We will definitely recommend it.

Shower basin leaking. Reported. Worms in Shower basin.
- 5/5
Comfortable historical hotel. Some noise from the rooftop karaoke bar nearby, but nbd once I turned on some white noise. Excellent breakfast.
- 5/5
This hotel was lovely. Helpful staff, comfortable rooms, and a great location. Definitely worth staying at again!
