This property may be the perfect example of that saying. If you’re booking because of the price, just make sure you set your expectations accordingly. First, finding your room can be confusing. The building numbers are odd on one side and even on the other, and we were simply told it was “the second building toward the back.” If you book through Expedia or another third-party site, I’d also recommend calling the property to confirm your room type. I booked a double-bed room for myself and a friend but was given a single queen bed instead. The key cards were another issue. We had to get two replacements, and eventually a front desk employee had to let us into our room because it appeared to be locked from the inside. Definitely keep the cards away from credit cards and cell phones. I also would not recommend cooking or staying here for an extended period. One of the stove burners looked unsafe enough that I was uncomfortable using it. The sheets appeared clean, but much of the rest of the room did not feel particularly clean or well-maintained. Our room also had no bathroom door, meaning zero privacy. Overall, if you just need an inexpensive place to sleep for a night and understand that you’re getting what you paid for, it may work. Just keep your expectations realistic—the low price definitely comes with some trade-offs.
- 5/5
The bathroom faucet had barely any pressure out of it making it difficult to clean up and wash my hands
- 1/5
The place was disgusting it stank really bad I had the worse experience. The Expedia is not a good place I will not recommend it. I have been claiming my money and they don’t have a line to call that’s how horrible this place is.
- 1/5
I was given the room key to a room that was already occupied by another person. I booked a non-smoking due to allergies and the room was smoked in recently. I could not sleep there the nights I booked and did not have confidence that there was a room that was strictly non-smoking.
- 2/5
I was uncomfortable staying in the room due to concerns about its cleanliness. The room had an unpleasant odor, and the bed sheets appeared stained, making me worried they may not have been properly cleaned. Outside, I noticed another guest’s wet bed sheets just laying on floor outside, and the area smelled strongly of marijuana. As I was leaving, I also observed underwear hanging in the bushes to dry. Overall, these conditions made me feel unsafe and unable to comfortably stay in the room. I don’t think I will book here again.
- 2/5
Location The door did not have better protection for out side guests. Room 201 look like someone had kick the door open before.
- 5/5
The room was clean and the water pressure was great for the shower.
- 3.5/5
The room was quiet big, tv was good kitchen space Something need better clean, restroom had a lot of mosquitoes. The tub was okay could be better cleaning, Floors need to be mopped.

Did not like anything about it! Actually had to rally to find other accommodations at the last minute after driving over 22hrs to location from California for a family reunion. Place was completely run down, dirty, smelly and in disrepair. Ending up paying double for the last room at a competitors location to share with my husband and mom. When I had booked two rooms for us at this Extended Stay location. The place was in disrepair, cabinets needed replacing, refrigerator in my mom's room was dirty and needed cleaning, sink was running water, spider webs all over ceilings, smelled bad and worst of all the floor looked as if there was blood or something giving that appearance all over the floor.
- 1/5
The room smelled the carpet was humid and wet. I could not take off my shoes. The porcelain in the sinks were chipped and dirty. The refrigerator looked like it had bullet holes in it. We were afraid to sleep underneath the sheets. We only stayed the one night because we checked in late, but we only stayed for one night of the four nights that we were supposed to stay and we have not received a refund to this date. It is the worst facility that I have ever ever stayed in. The host at the counter, even agreed it was in pretty rundown shape and he was embarrassed. I wish we had not prepaid through Expedia because I never would’ve paid for that place. The Host told me they would put in for a refund, but the refund would go to Expedia as of yet I haven’t heard anything.
- 3.5/5
Was not as exspected...wish it could hv been a little more updated and clean...look like some one had dyed their hair in the bathroom and got it on the floor and my first thought was o gosh someone was killed in here. Gzzzz

The staff was very accommodating

Pretty much all of it the room was not what I paid for there were no dishes available and the staff was rude
- 3/5
Pictures on website not accurate. Location was the best thing about it. Run down, no ice machine, and breakfast was a envelope of Quacker Oatmeal and coffee.
- 1/5
Both Rooms were dirty. One room had water leak under the toilet. They gave us another room. That room had a bad leak under the sink and smelled like smoke. Another room change was attempted the air conditioner was not working. One of the room they gave us was occupied. My husband walk in on a lady. That was the last I could take. We ask for a refund we were not staying. Today I see we are being charged. Why?
- 3/5
Old and tired, but convenient for sleep and shower, and then on your way.
- 5/5
We had a pleasant stay. Front desk staff were friendly. Clean room. I loved the location close to restaurants, stores. I would definitely stay here again
- 5/5
Nice room but looking a little bit tired. Staff team were great and very helpful. Breakfast was very basic, but the next door shopping area has an excellent alternative. Easy parking, good dining options within 5 minutes walk. Half an hour through the park to Dickies Arena if you don't mind walking in the heat
- 1.5/5
It was close to the venue. The place is is disrepair. It smells like stale beer and mold in some areas.
- 3.5/5
Close to Dickies Arena Cost and location
- 3.5/5
Did not try the breakfast. One trash can for the full 270 square feet? I made several trash runs.
- 5/5
Breakfast is the 1 thing that needs work
- 2.5/5
The location. Asked for twin beds. Got confirmation 9 months ago. Get there one bed. The shower was very weak. More water went through the faucet than the shower head. Wasn't totally clean. The location and price was the reason I got the room. On hospital grounds, I expected a room from this century. Not upgraded since the 1970's.
- 4.5/5
The staff very helpful! Nothing
- 3.5/5
Didn't have enough wash cloths and towels. Use the same wash cloth and towels until the night before we left.
- 4.5/5
Breakfast was just a Grab and Go Muffin, Canola Bar and Coffee but it was good enough to wake me up and get to Airport. Location was Awesome Walking distance to Rex's Bar and Grill , Gas station and Jack n the box. and just 1.5 miles from Dickies Arena where the best band in the world played RUSH. ....Justin at the front desk was super awesome. Very nice dude. I Will stay there again.
- 2/5
Did not have the breakfast. Location was great. The room we were given smelled like a smoker had been there. We requested to move and were accommodated.
- 1/5
This hotel was NOT at all what was on website!! I reserved a room with double beds, because my sister was coming to stay due to my 2 surgeries that I was having and had a really early check-in time at the hospital. She said I could do 2 rooms and I said that will not work. She then said okay they are going to comp your room for $.01. So I inserted my card as I was instructed to do. As of right now I have been charged the total amount. The room was absolutely horrible, I have pictures. For someone that was going to have 2 surgeries and needed a room that was clean, this was NOT!! Also the front of the building was not labeled where you was aware of where to check in at.
- 4/5
The staff was amazing We know this is a budget hotel so you can’t expect the same accommodations as the more expensive ones
- 2/5
Some outlets didn’t work or the tv.. furniture were damaged possibly due to humidity and low air flow
- 0.5/5
Not one thing I had to request my money for the rest of the stay after spending the first night. The commode overflowed there was a plunger in the bathroom. Their room was hot, and the fridge didn't work. They told me that the money would be refunded to Booking and I haven't heard from them either.
- 4/5
near the dickies arena, i liked the fridge and freezer, and the staff were very nice It was a little dark in the room, wish it was a bit brighter. I wish they had more breakfast options like even orange juice but all in all i glad they had muffins at least
- 2/5
Very old
- 4.5/5
Easy to get to. Old cabinets and sinks
- 3/5
We stayed overnight to catch an early flight. It’s worth the money if all you need is a place to stay.

Hair all over the bathroom, opened water bottles on the floor, just an uncomfortable experience all around.
- 1/5
Trash was everywhere outside around d the building. The room they gave us smelled like old stale smoke! There were cigarette burns throughout the floor. We left due to the filthy smell and trashy outdoors! We had to contact the manager for a refund and of course, he is always in a meeting and never called us back. We are still waiting and manager has been in meetings 24/7 We DO NOT recommend this hotel
- 1/5
The next morning went down for "breakfast" & a cup of coffee and a Nature Valley Granola Bar is NOT BREAKFAST. Came in late that night and guess what?? TRASH was still in the room from the previous occupant. I called again to the front desk and was assured it would be handled. Checked on "breakfast" the next morning & a cup of coffee and a granola bar is NOT BREAKFAST ! Came in late the last night there and can you guess THE TRASH FROM THE PREVIOUS OCCUPANT WAS STILL IN THE ROOM UNDER THE SINK. The next morning I went down to check out and asked if the "manager" was there and of course NO HE's NOT. She had me write down my name and number for the manager to call me. One final Checked on "breakfast" the last morning & a cup of coffee and a granola bar is NOT BREAKFAST ! It has now been FOUR DAYS and NO CALL from the "manager". I really didn't expect one since that is how they run the business. THE PHOTOS ONLINE OF THE ROOM ARE EITHER PHOTOSHOPPED OR THE MANAGER'S ROOM. I DID MEET SEVERAL MEMBERS OF FORT WORTH'S HEALTH DEPT. AT THE SHOW AND THEY ARE GOING TO SEE WHAT THEY GET OFFERED FOR BREAKFAST.

Was told twice the hotel was out of toilet paper, hotel in middle of construction zone sure it is about to close after World Cup cause heard em say how busy they were for it hope they get their toilet paper by World Cup.

PROPERTY CANCELED MY RESERVATION!!!!!!! OVERBOOKED!! Stay away from this property!
- 2/5
when we arrived the door and windows were open to our room. our carpet was wet. the appliances were rusted and the lamp didn’t work at all. the a/c made an awful noise at random times. the linens were clean and the bathroom was clean. the bed was very hard. the gentleman at the front desk was very kind and helpful. overall it wasn’t a great experience.
- 2/5
Smoky room, dirty walls and appliances and very dated everything. It’s cheap… but you get what you pay for.
- 3/5
The location is wonderful
- 4/5
There are no sofas or sofa beds in ANY ROOM. I confirmed this with more than one front desk rep. This was an inconvenience because the room did not accommodate the number of people as advertised and I feel I paid a room that I was not provided.
- 4/5
Having a kitchen is nice. The place is old and warn, you pay for what you get. Very convenient location.
- 5/5
The hotel was nice, quiet for the area.
- 5/5
Clean room
- 3/5
Staff was helpful, room was clean, but they need updating - popcorn ceiling, rusty lamp bases and stovetop, and dripping tub faucet. Nice location to TCU and zoo.
- 4/5
Great location Great parking
- 5/5
Modest and a bit worn, but perfect if sleep and rest is what is needed.
- 5/5
Staff was awesome! My flight was cancelled, so I missed the original check in day. I had called (through the 3rd party that booked the room), but the 3rd party did not notify them, as they said, so the room was cancelled because of a no-show. However, when I did show up a day late, they got me a room and gave me a great rate! Parking is great; just outside of the room. I did not use the breakfast. Location was ideal for me, as well...
- 2/5
Our room was not thoroughly cleaned. Jam on bar stools and floor felt grimy and bathroom mirrors not well cleaned. Bed were comfortable but our toilet broke and needed repair. We tried using the phone to call front desk and phone was broken. At the front desk the receptionist told us that a new phone would be available until two days later. Toilet was fixed in timely manner by a kind custodian.
- 1/5
Double booked our room and did not honor our reservation despite being reserved weeks in advance. We were not told until day of that the reservation was double booked and we were still charged for the cost of the room because it was after the cancelation deadline . Were told there was nothing that could be done.
- 5/5
Clean little place! Friendly staff! It’s a perfect place to stay if you’re seeing a show at the Dickies arena! It’s right next to the river and there’s plenty of restaurants within walking distance or a short drive depending on what you’re looking for.

This hotel was very old, dirty and the people staying here were
- 5/5
The rooms were just the right size for 1 person and very clean. The staff was always very helpful could improve on breakfast
- 5/5
We thoroughly enjoyed ourselves.
- 3/5
Parking was ok. Signs were posted everywhere to put your belongings out of sight and that the hotel was not responsible for theft. Not reassuring. The room was smelly, as an unused stuffy smell. I openned the windows and went out for a few hours. When I came back it smelled better. The refrigerator reeked upon opening, so quickly closed it again. Else, all was good. For the price, it wasn't bad.
- 3/5
The shower didn't work. The device in the tub spout which needs to be pulled up the activate the shower would not move in any direction. It would surprise me if it had worked recently because it was so stuck. We needed to leave before anyone could fix it.
- 5/5
The staff was great!!!
- 2/5
The bed was fairly comfortable. The water was good and hot and it was close to Dickies arena and easy to get to.
- 1/5
Worst room ever didn’t look nothing like the pics online.
- 1/5
There’s a reason this hotel was so cheap. Really awful, dirty, old and stretchy. Would not recommend. But the staff were nice at least?
- 2/5
Room was old. There was a bug. Hair on the bed. If my wife was with me she would have not stayed.
- 4/5
Parking was great
- 4/5
I did not have any breakfast
- 4/5
Parking was a bit tight but the overall experience was very positive. Accomodations were simple and everything I needed was there. Bed was comfortable and the hot water was good and hot. Desk staff were friendly and helpful. Would def. Stay here again.
- 1/5
You don’t get what you don’t pay for.
- 1/5
The room smelt awful, everything was old and run down, bed was old shaky. Not suitable for visitors from out of town. Lots of creepy looking people were staying there. Left a day early for safety reasons.. asked for a refund but wasn’t given one.
- 5/5
everything was great. thanks to Judy
- 5/5
Rooms were clean n spacious
- 2/5
This is more of a mini apt complex. Our room was dirty. No coffee pot. No ice machine. Mid-sized refrigerator and mini kitchen would be useful but not good for an overnight stay. Stains on table in room also. Front office desk was friendly. Major Construction going on east side of hotel for the rest of 2026! Some seedy characters smoking outside their rooms while we were there. Nice part of town with nice restaurants nearby. Beautiful view of Trinity River and a park but no easy access to running trail.
- 3/5
The manager Dwain was great. The bathtub in my room had a ring in it. I guess it's from not being cleaned well and possibly the fact that it hasn't been updated. The rooms need to be updated. Everything in there was old. The carpet had stains and there were cracks in the toilet, in the sink and tub.
- 5/5
Room was clean, bed comfortable. Stafff professional, friendly and courteous
- 4/5
Not spotless but it was clean and tidy
- 5/5
Awesome
- 2/5
Room we stayed in was NOT as pictured. Countertop was falling apart. Stove was dirty and rusted. Had to open up back of toilet to refill by jiggling the handle. electrical outlet was loose and lights flickered in room.

The staff were great. The room was adequate but dated. It had a strong smell of bleach which made me feel that it was clean, but it was a bit overwhelming
- 1/5
The room was not clean. There were stains on the walls and there appeared to be urine stains on the bed. We left and did not stay the night. Check-in was fine and the employees were very nice.
- 1/5
Reserved a room but was told they sold out of rooms. Still charged for room. Having trouble getting my refund.
- 4/5
The room was clean and comfortable. We had heater trouble and fixed it up right away. For an affordable hotel option, this is my 3rd time staying with them, and I will do it again. But it is a NO FRILLS hotel 😉
- 5/5
Older but nice and convenient
- 1/5
The room smelled like mice. The workers were rude. They made a mistake and charged me twice for 2 different rooms and said they couldn’t fix it because it was a 3rd party problem. Got no help from hotel.com. Very disappointed and we couldn’t leave because it was paid for and due to my sisters health issues we had to be close to the hospital.
- 3/5
Front office staff was great, check-in was easy. Property needs some updates, run down and
- 5/5
this is a very old hotel and it shows but beds were very comfortable, great shower and despite age of property room was very clean ; staff was friendly and helpful; good value for the cost
- 1/5
The room was dirty. There were cigarette butts under the bed in a non smoking room. The TV did not work in the first room and we had to move to another room. The breakfast consisted of a cup of coffee and a muffin, nothing else. The window in room 106 was covered with German roaches clearly visible from the walkway leading to our room. Totally NASTY. We left after one night of our 3 night stay. I ask for a refund for the two nights and we're told Hotels.com does not allow refunds and refused to refund the two days we did not stay in that nasty place. I will never book lodging through Hotels.com again.
- 3/5
No cups or anything for eating or drinking usually an extended stay would have bare minimum utensils to eat and drink with. The lady at the front desk did not have great customer service either.
- 4/5
Older with a lot of wear but clean and the price is much better than most. Adequate and nice to have the extra space compared to motel rooms.
- 1/5
The room was smoky, there was a large pile of dog poop in front of our door that I told the front desk about 3 times and was never cleaned up. There were burn marks all over the counters in the bathroom and the area was pretty loud making sleep difficult.
- 1/5
First of all when I booked the hotel room on hotels.com in the section that says special instructions and check-in there was no mention of a $50 deposit that has to be on a card. I had just spent 9 hrs on a bus, my stuff was stolen at the bus station, i only had $55 dollars cash until i get my paycheck, & the manager was a complete jerk about it, my room smells like feetand I will never stay at this dump ever again
- 1/5
Dirty room, filthy floor, "non-smoking" but the room smelled of smoke and there were cigarette burn marks on the bathroom counter, blood stain on the bathroom door frame (I took a picture), dirty wash cloth hanging in the bathroom.. etc.. My cousin and his wife who were traveling with us tried to stay in another room: cigarette butts under the bed, TV not working, and they observed cockroaches crawling all over the window in the room next to the lobby. We left after one night and will be pushing for a refund for the remaining two.
- 4/5
The room was okay though the bathroom door was difficult to shut and lock.
- 3/5
Good room. Wish there was better water pressure.

Not a bad place to stay, but not a great place to stay. Bed was clean, had clean towels, and bathroom. Nearby area may seem bad, but we had no issues. Great location to do anything in the city. Unless there was a significant update to the rooms, I don’t think we would stay here again.
- 1/5
Advertised as having a kitchen and it did just had no other elements like pots and pans. I checked with the office and they never had anything available. Toilet overflowed but was never convenient to have a maid come and clean.
- 1/5
Might have been nice if I could actually enter when showing up during their open hours instead of wasting money and not getting refunded in spite of not being able to enter and use the booking.
- 1/5
Room looks to have a water leak under floor. Bring a boat if you want to take a shower. Microwave is too high up for normal sized person and was made before the 21st century. Nasty, rusty , etc... You would be better off sleeping in the car!!
- 5/5
The staff was super friendly and welcoming. Our room was in a corner so we could not see the number driving by. Since our room was in a corner it was awesome that they leave a light on in that room all of the time.
- 1/5
We stayed at this place last night. What a terrible place this is! EXTREMELY dirty, old, falling apart. Mold in the shower. Dog food on the carpet. Felt unsafe. People fighting in the room next door. Room upstairs stumping on the floor to get them to stop. Would NOT recommend to anyone!
- 1/5
Very dirty and worn out!
- 1/5
Honestly the worst place to stay. When we arrived at the location they didn’t even have the room that I had booked 2 weeks ahead of time available and didn’t even let me know. And then the room that they had gave us had bug crawling of the wall and in the bathroom. The manager was no where to found or to even get a reach of. This place needs to be reported because they didn’t care that there was bugs
- 1/5
Check in was easy but directions to your room were not clear. We walked around two buildings trying to find our room. We had to return the office for clarification. The room was dirty and if it had not been 1am we would have left. The floor was stained, nail clippings next to the bed, pubic hair on the commode. hair on the counter top and stain on the bed sheet. I canceled the second night. While checking out two others were checking out with similar complaints.
- 1/5
Called manager and staff gave me a room that another client rejected. Comes to find out that room has roaches that’s why it was rejected
- 2/5
Well we checked in, staff was friendly, but they were short staffed. Had no extra towels, and roaches were everywhere. Nice people, but the cleanliness was not so good.
- 1/5
Very dirty rooms
- 1/5
After booking and paying online received a call saying no rooms available. She stated it shows rooms when attempting to book. But we are no longer taking reservations at the price posted!
- 5/5
Overall was fine but I had some bugs in the room. It need pesticide cleaning and bugs cleaning
- 4/5
It smelled bad. Everything appeared to be as clean as you can get it but the bathroom was in horrible shape, the walls and the bathroom door had holes. The rails on the stairs were loose. The stairs were cracked and some were broken. It is not well kept.
- 2/5
Walked into the "lobby", no clerks were there for a couple of minutes. A guy was asleep on the bench inside. The staff were friendly. As soon as I got to my room, this is what I saw. I wanted to run, but I wasn't staying long, just one night. Needless to say, I woke up almost 2 hours ahead of schedule to get out of the room.
- 3/5
No hot water at all but check in guy was great.
- 1/5
Check in was at 3. We arrived at 4 and the room was not ready. We got keys The room was a double bed. It was not clean at all. The floors were filthy. The bathroom sink area was stained from visible tooth paste stains or soap, who knows what, the tub was caked in filth as well. In addition the toilet did not work. There was puddles surrounding the toilet and then when we tried to use it, the tank was empty. It was an obvious issue with the water and just unacceptable. The front desk person chose to offer us the room next door to have access to a working restroom. He would not honor a refund but was kind about the situation.
- 2/5
The room looked worn down. Only one pillow. The room smelled of old cigars and smoke. I had to buy febreeze to make it smell better. The carpet was dirty with stains on them. The blanket was not a blanket but another sheet.
- 4/5
The entire place has a smell that reminds me of a hoarder’s house. The room seemed clean, but was in a state of disrepair. The railings were loose on the stairs, The stairs themselves (concrete) were broken, the bathtub surface (insert) was bubbled up, the refrigerator had what looked like water standing in it. Sheets and towels appeared clean. Pillows were not waterproof and were stained as was the mattress cover. People were helpful. Table lamp base was dirty.
