The staff were extremely informative and tried to help as much as they were allowed to. The systems were down for hours and I wasn't able to check in and take a shower to get ready for my dinner reservations. Which meant I had to cancel and be charged the reservation fee for my wife's Birthday celebration.

Overall, the properties very nice no real serious complaints. The light fixture in my room went out, and the air conditioner was operated by a switch in the closet, which I felt was kind of odd. It also would’ve been nice to get more cookies.

We needed a late checkout, they were very accommodating. The place was clean and comfortable.

It was clean and comfortable. Was not told when I booked that 1. Breakfast was not included and 2. That I had to pay to park. Every hotel includes breakfast in the rate and no hotel charges to park. The only reason this scam was played was to bring their published rate down allowing them to better compete in this suburban market, knowing full well they were going to pick up breakfast and parking. “Breakfast” was nothing but a basic buffet-that they charged $18 for and the parking lot was a huge surface lot for 300 vehicles-what other reason existed for them to charge to park. Here’s an idea for Hilton-how about metering toilet flushes-1 per night stay included-extra flushes cost $5 each. And oh yeah don’t tell the guest about the extra charge until check out when the hotel already holds an extra captive “incidentals” charge of $50 on the credit card that is not obvious at booking. I don’t like the scam. The result is that I will NOT stay at another Hilton owned hotel. Further. I will use other booking services in the future if Booking.com takes no ownership in ensuring that the properties they advertise are truthful in their advertising.

The room, the soft King bed, and the balcony views over the river was amazing!

The hotel looked ok however at midnight we were woken up with banging and yelling when the front desk was alerted they accused me of being dishonest. The abuse in the room next door got so bad I called the police. I ended up leaving the hotel because they refused to move me to another room. There’s some very disturbing things happening at the property

Unfortunately, my experience was affected when the toilet in my room became clogged. Instead of sending someone from maintenance or housekeeping to resolve the issue, I came back from lunch, and a plunger was outside my room door pretty much I was asked to take care of it myself. (Now I'm a certified plumber Lol) As a paying guest, I expected hotel staff to address a maintenance issue rather than having to fix it on my own. Aside from that experience, my stay was decent, but I hope the hotel improves how it handles maintenance concerns in the future. Better customer service in situations like this would make a significant difference.

It was just ok, a little run down but not dirty. Food was fair at best but the staff was nice and helpful. I was very surprised that they charged $10.00 a night just to park my car in the parking lot, absolutely ridiculous and unnecessary just an added fee!

Staff was great and enjoyed the cookies although I wasn’t asked if I had a nut allergy. Room was nice but air was acting a little wonky. Overall experience was great!!

The beds and pillows are absolutely awesome but if you use restaurant at night you might be waiting for a while,I went when it was busy and I waited 3hours

Property was not what I expected. I would not willingly come back.

The front desk staff were amazing. Nice and friendly and understanding. While housekeeping was not the best, I enjoyed myself.

The environment was just perfect from the staff to the rooms. The staff deserves 10 stars across the board. I mean everyone so polite, kind, and professional. I will definitely be back as many times as possible. I would like to thank you all. My room was excellent and the cleaning staff did a great job as well. I also want to point out that the staff got alone with each other and they had a lot respect for each other.

Excellent breakfast! Very nice hotel. There was apparently a birthday pool party happening while we stayed. There was a group of 10+ kids in the pool, and they were screaming at the top of their lungs. The parents were screaming at the kids. The walls were vibrating, you could hear the screams throughout the entire lobby area. I ended up taking my kid back to our room due to the overwhelming noise (im a mom, i get kids are having fun, but it was entirely too loud, and no respect for others). The next morning i promised my kiddo we would go back to the pool when it was more quiet, however they kept the pool "closed for maintenance" the entire next day. I also paid extra for a balcony room with a lake view, and was placed in a room on the 2nd floor with only a view of the roof & trees. When i mentioned it to the hotel i was told there was nothing they could do because i booked through expedia. I will not waste my money on a lake view next time.

This was a very nice hotel especially for the price being less than most in that area. Breakfast was not included, but I would rather pay a cheaper price, and eat where I want or not. My only complaint about this hotel room, is the lighting is horrible. Its so dark even in the bathroom very difficult to put on makeup. Overall so clean and nice.

Great location, quiet at night. Good parking facilities. The lake right behind is great for a walk and to get out a bit during your stay. The ground floor lounge is big and spacious( unlike most other hotels which just have a few tables and chairs and a small bar at times) There’s pool tables, many big dinning tables and chairs, great spot to socialize or just relax enjoying your drink. The rooms are clean, with streaming TVs and walk in shower bathrooms. Very friendly staff.

Rooms were very nice. The bartender was really nice and stayed open for our large group tha got in late. The shuttle bus left us stranded though. They said they’d come back in 40 minutes. We waited for an hour and 45 minutes before somebody at the hotel said they weren’t coming.

The breakfast wasn't worth the price. Also, my card was charged for 100 plus for a dinner we never ate. Needs a better system as far as people eating and charges being made to rooms. The balcony was nice so was the lady up front.

I love the fact my teenage sons were able to go down to play on the pool table. They were also able to use the wait room. The Restaurant and Bar was a perfect place for me and my husband . To sneak away and have some alone time. This hotel had something for Everyone. I would definitely recommend this place. Thanks

The staff here were welcoming, friendly, & kind. I could get my necklace to latch so I asked one of the ladies and they helped me with no issues. Front desk greeted me every time I walked it. I needed extra towels they can right up to the room. I asked if there was a microwave I can use…,they set one up in my room. I will stay here every time I’m in the area.

Got this room just because it said we would have a lake view on the balcony but instead we saw nothing but trees with no view of any lake very disappointed

The room was spotless, modern, and very comfortable. The bed was cozy, and I appreciated the thoughtful touches like quality toiletries, a spacious desk, and plenty of outlets for charging my devices. My room also had a fantastic view of the lake, which made for a peaceful and scenic atmosphere. The hotel’s location is incredibly convenient — close to both DFW Airport and downtown Dallas, but tucked away enough to enjoy some peace and quiet. I especially liked the nearby walking trails and how easy it was to get around the area. Amenities were excellent. The pool area was clean and relaxing, and the on-site restaurant served a delicious breakfast with plenty of options. The fitness center was also well-equipped for a hotel gym. Overall, this is one of the best hotel experiences I’ve had in the Dallas area. Whether you're traveling for business or leisure, I highly recommend the DoubleTree Farmers Branch. The service, comfort, and attention to detail truly stand out. I’ll definitely be returning!

We enjoyed our stay for July 4th weekend. This is not our first time so we were happy to be back.

We were assigned to a handicap-accessible room, which came with a larger shower but no countertop and very poor lighting. The biggest disappointment was the view—our window overlooked a service area instead of the lake, even though the hotel was clearly not full. Dinner at the bar was decent; the brisket tacos had good flavor but were a bit fatty. The highlight of our stay was Troy, the bartender, who always delivers outstanding service and cocktails. His Colorado Bulldogs were the best we’ve had. Overall, the location and bar service were excellent, but the room assignment and overall experience left room for improvement.

Very quiet and safe location. Staff was friendly and provided great service. The only issue I had was that the WiFi is absolutely trash. I brought my Xbox console hoping to play my video game during my stay and turned out the hotel WiFi wasn’t fast enough for gaming. If you plan on gaming during your stay I recommend you book somewhere else. Overall I enjoyed my stay.

Favorite place to stay

The hotel is very nice both the inside and outside. The staff was very friendly when we checked in. We had no issues besides the air conditioner not really kicking on. By the time we got back to our room it was late and just dealt with it. No big deal. I would definitely stay here again!

Clean rooms, friendly service and there was no noise so I was able to rest and enjoy my stay.

Guests were inviting people over the pool area and had a party which went on until midnight with loud music . Food was terrible people were bring dinner and breakfast in from other places. The walls must not be insulated well because everything could be heard in the rooms when the toilet flush, tv , conversations.

On top of this, the weather was 91 degrees and the ENTIRE air conditioning went out on the hotel, 5/17/25. We were never offered any free breakfast or even an apology!! This was supposed to be a fun weekend get away to sightsee and enjoy but we were miserable the entire time due to lack of sleep!!! HORRIBLE EXPERIENCE

We enjoyed our stay overall. Friday night the kitchen closed before 10:30pm. That was supposed to be last call but they had already closed. Closing time was 11pm.

Also the keenex only had 2 tissues so the room was not fully prepped after the last occupatant. Which puts into question how clean the rooms really are. Front desk was not welcoming low energy. Check in was fast and cookies are always nice. The balcony and peaceful Lakeview are my only reason to rebook.
