Property was easy to find and easy to get out of. The pool area was nice, nothing fancy. The gated garage was a plus. Having to pay $30+tax a night for parking was not. Overall the building was nice. Good water pressure in the shower. Having dishes and a microwave was convenient. The carpets need to be cleaned desperately. My 6 month old had dark stains on his knees after being put down for 10 mins. There were splatter stains on the bedroom wall behind the curtain, pull out bed linen was stained and had hair on it. The repairs done to damage from previous guests was shabby work, made the room look more run down/low quality. The fridge opens into the kitchen and it is tricky to access the inside of the fridge. Those breakfast potatoes tasted like reheated McDonald’s fries. Either ditch them altogether or make them fresh (I suspect they’re frozen).

Overall our stay was good. The first night was horrible the AC in the room sounded like a freight train needless to say couldn’t sleep. Requested room change following day and it was way better.

It was good. Bed was comfortable. Our room had a little kitchenette and a nice closet area. Nothing special about the bathroom. It was a bathroom. The paid parking garage was nice but still find it strange to stay at a hotel and have to pay to park, like I have another option. I misread that this hotel did not offer free parking. That was my mistake, but it was cheaper at $29, than other hotels charge for their parking. Breakfast was nice. The pool was a nice setup, the water was cold.

I checked in early after having surgery and my initial room wasn’t available but a kind girl working the front desk made a huge difference and went above and beyond to rectify the situation. I believe her name was Kyra(hoping I’m right because she was fantastic!) but I was in so much pain when checking in my mind wasn’t the best. The first room the stuck us in had an issue with the bathroom door, I called down and the staff came up to help us move everything over to another room. Again excellent customer service. The second room wasn’t supposed to be rented to us as we found out because one bathroom was leaking from the roof. They had a company come out to fix it and again did everything they could to fix any issues. Although it wasn’t smooth all the way through I appreciate that the staff always made me feel like it wasn’t an inconvenience and did so much to help. I would 100% recommend this hotel alone for thier staff, y’all were amazing!

We have stayed at the Hyatt House for 6 visits. Our daughter attends SMU and it’s very convenient. This will be the last time we stay at this property, they are now charging $30 a night for cars, we had two cars because our daughter is moving back to college. We will now be staying somewhere that doesn’t charge extra.

We had to switch rooms due to a horrible smell. We left a bag in the room that room and when we went back to get the bag, they didn’t let us back in. I spoke the front desk said that the room was now occupied. I called back to the front desk and they said they didnt have any updates.. We paid for a king suite and we were moved to a queen suite. The bathroom smelled of sewage when we turned on the shower. Over all I was highly disappointed in the room and the property. It needs some major updates to the rooms the doors from the parking garage doors to the hallways were run down. Lastly you can hear all the noise and talking in the hallway.

On arrival to the hotel I was informed that I'm having a different room: Queen size bed instead of King size. The room was for people with disability. When I asked to change to another room. The front desk staff said that was the only room available. I'm very disappointed. It was not what I booked for and I felt very uncomfortable having that room.

Wouldn't recommend. Shower clogged walls are very thin and walking around lamps shaked fridge was very loud, bed very uncomfortable and loud getting out of it the pillows were flat and uncomfortable.

Let me start by saying that the area is not the best so I probably should have expected the hotel was not going to be great. The pictures online are very very deceiving. Upon arrival, the elevator going up was broken, or at least the button was not pushable. I asked the front desk clerk and he was so put out by having to do any work. The couch in my room has mystery stains on it. The carpet was gross. There was left over black curly hair on our bed. The bathroom had plywood holding up one side of the vanity. The tile was cracked. It was awful. The pool was big but it was super murky. I would definitely not recommend staying here ever again. Not to mention parking was $29 a night.

Our hotel bathroom wouldn’t flush so we ended up having to go to the one in the lobby. The pool has the vacuum still in it and it didn’t look very clean.

Place was very well used but very clean. The staff member who checked me in in the evening and the one who checked me out, were both very helpful. The bed was comfortable and the air-conditioning worked well. The only downside was my own fault for not checking it, but paying for parking was not great.

The staff was so kind and the breakfast was great. Our comments are about the property. It’s long overdue to be updated. While the location is perfect, the property is showing its wear. Our bathroom had suffered extensive damage on the ceiling and to the bathroom vanity. The pillows on the couch need to be replaced as stuffing is visibly coming out. All the chairs in breakfast lounge need to be recovered. All carpet is so worn ans all feels very dingy. We also killed a giant cockroach in our kitchen our first evening. The property is way overdue for a revamp and refresh

Too noisy, close to highway. Nobody at the desk for 20 min , so we came back later to get registered and get keys. No remote control for the tv. Water dripping from AC unit above tub that splashed toilet seat. Roaches in the kitchenette. Terrible breakfast. That’s about it.

Only had one minor issue with garage door locks not working on levels 2 and 3. We got to the property late and my elderly mom was with me, we were inconvenienced had to walk multiple steps to the first floor to get into our room. The locks were indicating a low battery which should have been an easy fix and property maintenance should have been aware if maintained properly.

Trip was okay. Had to change rooms due to a leaky fridge. Took stairs at times and the smell was awful. Carpet needs cleaned or taken up. Pool wasn’t available at 10 had to wait until around 11. Front desk staff was friendly and help and took care of our needs. Breakfast was good.

I came for the pool. Loved it! Spacious room. Up to date bathroom. Clean. Great water pressure. Breakfast was good. I loved the blueberry muffins. It was very close to the mall and other shopping stores. Convenient. I enjoyed my stay overall and would return.

The rooms were clean. The staff was friendly. The breakfast was served hot and tasty. Kitchen was very clean. Parking was secure. It was easy to everything. Mall was 2 miles away to the right. Food places were right up the street. Close to DFW and downtown Dallas.

Unfortunately, the room was not as clean as expected. There was some dirt in the corners of the floor, and the bathroom mirror had noticeable splatter marks that appeared to have been left from previous guests. Additionally, the pull-out sofa bed had a visible stain, which made my son uncomfortable using it. At check-in, the front desk staff accidentally assigned us a room that was already occupied. We discovered this upon entering the room and finding a teal-colored backpack on the sofa. We were preparing to report it to the front desk when the staff member came to inform us of the mistake and moved us to the room next door. While the issue was corrected, there was little follow-up to ensure we had everything we needed, and the staff member seemed somewhat distracted. On a positive note, the bed and pillows were very soft and comfortable, which helped make our stay more enjoyable.

Stayed there when it was Bradford House (before Hyatt). There were a few signs of age in the room but it was very clean, and the price, location, and secure covered parking (albeit for $29/night) make it a great choice for those who want to stay in the area of SMU or the Park Cities.

Both Expedia and the Hotel website said parking overnight was included in the price. The hotel requires approximately $30 a night additional fees to Park. Additionally, you’re not allowed in the courtyard during breakfast. The property was in a general state of disrepair, for example, elevator buttons didn’t work and trash cans were nonexistent in the room.

Absolutely worst experience. Prepaid for my room via Expedia. This hotel gave away my reserved room and charged me anyway. Had to stay somewhere else. Stay away! Front desk unhelpful and Hotel Manager not responsive and never called me back to resolve the issue. Terrible customer service.

I am glad I booked the one night stay last minute...it was like renting a studio apartment for the night, full kitchen, nice sized couch and tv, bed was comfy...pleasantly surprised by the layout and feel of the space. The laundry facilities on 4th floor were kept clean and it was a handy thing to have available. Thanks for a relaxing stay.

The staff was nice. Our room was clean but run down. The photos of the gym are deceptive with the mirrors. It’s a tiny room with 3 bikes and an elliptical… not treadmills. Thankfully, there is a Planet Fitness nearby so I could use that gym. The location of the hotel was really convenient. I did not factor in the proximity of the highway and the volume of the traffic when booking this hotel. The traffic noise is sooo loud. I slept horribly. Bring ear plugs or a sound machine if staying here.

The location was really good, close to SMU. Parking is an additional $30 per night in a locked garage. the condition of the hotel and room was poor, odd small doors bolted shut in our room. Lamps were all hung crooked. It was like if I tried to flip a building into a hotel myself, low skilled. The shower had good pressure & hot water. Beds were decently comfortable & seemed clean. We stayed only one night, but would not go back most likely.

The hotel is clean but dated. We notified the hotel in advance that our flight lands at 10:30 pm and we would not be arriving til after 11 pm, a message they acknowledged and responded to. However, when we arrived, the front desk notified us at all the 2-bed rooms were taken, despite our confirmed reservation for a 2-bed room. The only thing left was a king bed with a sleeper sofa, which we had no choice but to accept. The front office did comp our $29 a day parking fee (my fault for not reading the fine print about parking - it is a whopping $29 a day when other hotels in the same area do not normally charge for parking. To others who don't read the fine print, consider this when booking and you're welcome). Overall, the hotel stay was fine for 4 nights, but we will most likely not be back.

The stay was great. Quiet. Enjoyable. Breakfast buffet was good. Although no bacon..but enjoyable nonetheless. I was upset that i was authorized 87.00 at check in when i was only advised 40.00. My room charges were prepaid..so i would have like to have clarification. In fact i wasnt even told. I happen to see the authorization on my banking app. Other than that, i would book again..as the property is located in the thick of shopping and its a nice neighborhood.

The staff was very kind. The room was clean and comfortable. Water pressure in the shower was surprisingly great! We were super disappointed that the pool and hot tub were closed. As a family traveling with children, we specifically seek out hotels that have pools. It was pretty awful to get my kids dressed and walk down to the pool only to find out it was closed.
