The hotel was clean and basic. It was what I expected for such a good price. But our air conditioner couldn’t get cold enough. We put it on the lowest temperature but it was still stuffy on the room.

wifi was not good. tv did not have video on many channels. when i checked out a day early the front desk guy gave me some grief. not cool.but for the price was ok.

The only kind staff were the woman at the front desk when I was checking out, and the housekeeping staff. The men at the front desk over the weekend were both dismissive and argumentative. The pool that they were said to have was drained and looked like it had been for a long time, there was no coffee, and no breakfast in the mornings like advertised. When asked, they said they had *never* offered those. When shown their own online advertising, they seemed dumbfounded. The only reason this is getting more than 1 star is because of the pleasant staff while leaving, who were all smiling and cheerful and helpful.

The ease of check was fine. However all of the lamp shades were black on the edges and I don’t just mean a little bit, the ceiling above the shower was filled with water and squishy which I would assume the upstairs room was leaking and the shower head was completely filled with grime and just plain nasty. The sheets had a few stains along with the sofa. Overall we will never stay again.

So, the room was NON-SMOKING but smelled just like cigarettes! I couldn’t sleep from coughing all night and woke up so stopped up we couldn’t enjoy our day. The place was free from debris, just smoke filled.

Worst place to stay, absolutely terrible. The staff member just laughed in our faces when we mentioned how awful it was for our kids to even breathe. Then ignored our refund request!!! The smell of pot was so strong! Our room was filled with stains EVERYWHERE. Even the lamp shade. How wild. Our door wouldn’t even shut completely. SO UNSAFE for a family with children. The pictures do not compare to how bad our room was. We refused to stay and left.

Nothing . The room smelled bad. The bedsheets were covered in dried blood. Either they weren't washed at all, or they were just washed in plain water there were light brown stains all over the bed. Customer support is not answering my message.

The price was very low. I was given room 107. It appeared clean until I lost my room key card and looked everywhere for it. There was a fingernail-size cunk of dried-out cheese on the floor behind the bedspread. Also a rather large shred of tissue or napkin. I was amazed that these relatively large things had been missed by whoever "cleaned" the room. The curtains were stubborn to open or close, especially on the right-hand side. Workable, but requiring determination to open or close. They advertised a swimming pool, which is a huge plus during the Texas summer. No one mentioned during check-in that the pool is closed. I still don't know why. The toilet was clean but would not generate a whirlpool when flushed. I thought I would get the embarrassing blame for clogging the line but I had just barely checked in when that problem came to my attention. I flushed it about ten times over the span of an hour or more. It refilled slowly, like a low-flow. It never overflowed. Finally something became "unclogged" and I had no additional issues with it. Meanwhile I found my key-card and checked out the next morning.

Price The pool had no water and didn't look like it ever would. Night desk guy gave my room number to someone who didn't know my last name but knew my phone number. Without calling room and asking. Morning manager was very unhelpfully even yelled at me for asking to see or her look at camaras because our car was possibly stolen. And refused to, saying manager was out of town for weeks and wouldn't do it.i

It is always a pleasure to stay here when I’m in town for work. The rooms are spacious, clean and comfortable.

The lobby area was extremely hot. There is no elevator to access 2nd floor of hotel. There was water leaking somewhere in the bathroom and leaving water puddles. My family of 4 had a total of 5 randomly sized towels to use for showering. When we asked for additional twice towels we were told that none were available because the person who had the key to the laundry was not there. When we were ready to check out, there was no one at the front desk; there was only a note there which stated "be back in 20 minutes." Please spend your money elsewhere.

Room was clean. That’s the only positive. The AC didn’t work on the entire second floor. Rooms were cool but hallway was very hot and stunk. It’s a 2 story hotel with no elevator at all. Said

Upon entering the room, I immediately noticed that the reception area lacked air conditioning, and this issue persisted throughout our entire stay. The claim of a complimentary continental breakfast was false, as no such service was available. The pool was completely off-limits; it was locked up the entire weekend, with staff citing maintenance delays that were supposed to be addressed on Monday, yet no maintenance personnel ever arrived. Despite multiple requests, no one cleaned our room during our stay. I asked front desk staff twice about this; they assured me someone would come the next day. However, each morning I returned to a dirty room, and I had to go to the reception to exchange my dirty towels for clean ones. The noise levels in the hotel were high; I could hear the ice machine constantly operating in the hallway, adding to the cacophony. The public restroom adjacent to the reception area was closed, further reducing convenience. Overall, the only redeeming feature was that the air conditioning was working in the room, and it provided a place to sleep for the three nights we stayed. Beyond that, there was little positive to say about my experience.

I’ve mentioned before that I travel quite a bit to Dallas and when I’m there I like to stay at this hotel. Since I have to pay my travel out of my own pocket, I try to find something very economical, but I also want to feel safe and being a clean environment. I really enjoyed finding Arya as it meets all the requirements for me to feel safe, comfortable and cared for.

I did not have high expectations because of the price. I didn’t want anything fancy, but I did expect it to be reasonably clean. I was wrong. Each bed only had two pillows. I went and asked for an extra pillow and blanket (we didn’t want to sleep on the sheets) and was told they didn’t have any extra. I was given an extra set of sheets (that were stained.) The lock on the door was broken, pictures of the room are attached and I killed a bug in the bathroom. When checking out, the same attendant was sitting in the lobby on his computer and just told us to put our key on the desk. Didn’t ask how our stay way, no “have a good day” NOTHING.

I saw a cockroach in the hallway in front of my room. The towels were sometimes smelly (not cleaned), sometimes stained, sometimes had hair on them from previous people.

Stayed in room 102 and it was amazing. So clean, everything is wonderful. The staff was kind and helpful as usual. I really enjoy my stay at Arya.

I travel frequently to the Dallas area for work, out of my own pocket, so a safe, clean and comfortable hotel is really important to me. I have stayed in MANY hotels in the area in this price point, and found this gem… which I’ve made my primary home away from home. The staff are helpful and friendly. Clearly the owners and management care about their property and guests.

The management refused to make coffee when it was stayed too long and cold. They say it is management instructions to only make coffee once in morning and that s it. No coffee machine in the room

No coffee makers in rooms or blow dryer. I’m 47 yrs old and when sitting downstairs early morning to have coffee front desk told me she didn’t want any stains on already stained couch and pointed to dining room area that no lights were on to drink coffee in there. Definitely not interested in starting my day in dark room went outside, hopeful to find a bench or a chair, which absolutely was nothing to sit down on. Stained sheets and towels. First and last time with Arya. Being told to not drink coffee in main lobby was weird. Just wanted relax before busy day.

Super hotel in this price point. It’s clear the owner and management care about their hotel and guests.

The pool is sometimes clean or dirty, hit or miss. It is a small pool. And it’s not luxurious. It is kind of like a motel 6 pool. Parking is free. Staff are friendly depending on who’s working. The rooms are very clean, however, I only saw one roach.

I have to go to Dallas for work and I’ve stayed at a lot of hotels in the area in recent months… and this is the one where I feel both safe and comfortable, where the pride in ownership is evident by the level of cleanliness … it’s second to none in this price point and those that are much more expensive. The staff is incredibly thoughtful. I’ll be returning there when I need to be in DFW for work.

The hotel was remodeled and looked nice but the plumbing problems are horrible. We had booked 2 nights but after our first night of misery, we left. Unable to flush toilets, unavailable staff to fix the problem, no complimentary breakfast as advertised, and barely any necessary toiletries. Awful experience. They did state the second night will be reimbursed.

1. The HVAC screen was dead so I could not set the temperature. 2. The faucet was so loose that when you turn it on it spun around. 3. The safety lock on the door was snapped off so it did not work. 4. The smoke detector was gone and the open wires were hanging down. 5. The light switch to the bathroom was severely cracked and in bad shape.

It was clean. They did not have a blow dryer on the premises. Noisy at night- the room doors are really loud when they close and the tile flooring makes it echo.

This was a very dirty hotel room, non-smoking room, but smelled very bad, huge hole visible (not a dip) in mattress, hole in floor in front of bed, hole in wall next to be where outlet was, stains on couch, no blow dryer, no do not disturb signs, & no hangers. Hotel located in commercial area. Staff was nice, housekeepers kept lobby area clean and mopped daily. Price was great, but the savings was not worth it.

Pictures are much nicer than the hotel! No continental breakfast even though it clearly in the pictures. Smoke detector wire hanging from ceiling mattresses warn out desk chair is collapsed all the way down. Overall disappointed. Someone was slamming a door all night one out of the three nights I stayed.

This is not a 3 star hotel. It felt icky. Like a cheap hourly spot. The lamps were rusted and it smelled like bad mop water. There was no breakfast even though it’s listed as an amenity. Definitely would not recommend.

I always have a great experience coming here

I felt unsafe during my entire stay. It was loud all night and I got no sleep and when I asked to move rooms, the staff put me in a room that didn’t have working amenities. After I asked him move again because the toilet didn’t flush and the AC was broken. I got met with sass and rudeness from the hotel workers. I have been trying to get in contact with their management and have been ignored for weeks.

The worst stay I ever had it was smelly, noisy door getting slammed in the middle of the night it says non smoking property but full of smoking smell the AC is like a diesel engine motor, could not sleep in the full night. One of the worst decisions I ever made on hotel booking.

Asked for additional washrags and towels and were nicely given them.

The rooms looked pretty clean. However, I’m not a fan of rooms with no carpet. The floors always feel like there is residue on them. The walls look really dirty to me.

Provide clean bath towels every day.

Linens were stained and musty. Ceramic tile in entryway was sticky. I had the only vehicle in the parking lot with a matching set of wheels. People walking down the halls, opening and shutting doors through the night. I left in the middle of the night to go to a far nicer hotel. Upon checking out around 11:00 PM, clerk was more preoccupied with being on his cell phone rather than asking why I left abruptly. Surrounding area is shady. Spend the extra money and go to another part of town. This is the worst hotel stay I've had in my lifetime.

It was a quick stop and it was really quiet and it has options to go to eat near by an affordable price.

Bed bugs in room 111, pictures and videos were taken. Front desk phone wouldn't allow calls through so we had to visit to confirm early check in, no breakfast as pictured, desk clerk said it hadn't been offered in 2 years.

They run this place like a jail, have people living there smoking marajuana and do nothing about it yet will enforce rules that are frivolous, won't open pool till 5pm even then they may not, carpet turns your feet black when walk on it, cold coffee served in morning with no creamer, how hard is it for an employer to make sure the guests Jabra hot coffee and creamer, place only cares about money nothing else! Employees will tell you they don't care as they don't get paid enough to care.

It's a decent stay for the money. There is no breakfast provided as shown in the pictures, the sign has a piece of masking tape over it in person. Water pressure a little iffy, but manageable. Like I said before, it's decent for the price.

It is a quiet hotel. It's clean and with good service. Unfortunately the stairways are in the back of the building so it could be a long walking if you are in the middle of the 2nd floor. But it has a convenient location and a good price.

It was a decent place to stay however, they don't offer breakfast and they had a swimming pool but it wasn't open.

Broken dead bolt, window not locked properly upon arrival, fridge unpluged, lamps and alarm unplugged. Terrible shampoo, no hair dryer. door to pool continuously locked, they said theyd open and didnt so got locked out and had to walk around. Only put feet in pool because it looked scummy. First set of towels were dirty so asked for extra towels and they replaced but next day asked for 4 towels so i wouldn't have to ask again.the next day and they said they didnt have towels because maid didnt come today... but i could get them tomorrow when they come. Next morning we asked for no room service and when we got back they cleaned the room. Very frustrated that they entered our room when asked not to. We had also asked for a do jot disturb card but they dont have those... super odd. The room was very lound, tile floors so sound carries from hall - loud noises all night, doors banging. No breakfast served, just nasty coffee - DO NOT BE FOOLED BY PICTURES!

I’ve Stay At Arya For A Couple Of Months From Houston And The Staff Here Are Professional.

We were contacted by the hotel as we arrived at the airport in Dallas and told they no longer offer daily breakfast buffet. They asked if we wanted to cancel our 7 night stay! We said no because we were already in Dallas and it was evening. Subsequently we had to drive to a Starbucks every morning. When we arrived at the hotel, we were told the advertised daily housekeeping service would not be every day. Our shower flooded so we asked for more towels. They said only if we brought them the other towels. We discovered one bedside lamp and outlet was broken. Never repaired. We asked for housekeeping but they only came three days into our stay, and then six days into our stay. Worst stay we have ever experienced. Hotels.com needs to have them take down the photos of breakfast buffet and the claim of daily housekeeping from their hotels.com page.

My credit card was overcharged. I had to call four times and it still has not been resolved. The staff were very non responsive and rude in addressing my requests and the additional amount has still not been refunded. I do not recommend staying there.

Room was remarkably quiet, clean, and in working order. Nicely remodeled. The elevator was out of order, and a coffee maker would have been nice. But overall very good for the price.
