    This small, boutique, hotel was beautifully appointed, but relaxing and casual. The room was unique & spotless, with character you don’t find in chains. We spent much more time in the open air sitting area than I ever imagined we would- but the coffee, sparkling waters, books, games, etc were all so inviting. Communication from the staff was great. We’ll definitely be back!

    What you see is ACTUALLY what you are getting. Boutique style hotel done right. It was ideal for us for our quick getaway. From the blackout curtains to the bathtub and shower. Easy to access so many gems in the neighborhood. The smell of the room was amazing. Little to no noise from the area around us. The A/C does take a little while to fill the room but honestly, still would rate this place 10/10 and can’t wait to book this hotel again.

    This was an amazing amazing stay!! The room was outstanding. The decor was impressive. The bed was one of the best sleep of my life!! The sheets were super soft and mattress was heavenly. The ac worked perfectly. This was one of the few hotels we have stayed at that has an accurate temperature. Most hotels now won't let the air-conditioning go below 72 or 74. But this hotel is a true gem. The ac worked fantastic. The coffee service was wonderful. The included flavored water was a good touch. The staff were outstanding. Will definitely be back. Thank you

    The staff is extremely nice and helpful, don’t hesitate to reach out to them with any questions. There was several dining options within walking distance and a short 5-10 minute drive to the State capitol which was fantastic to see & visit. My girlfriend absolutely loved the tub in the upstairs main bedroom.

    We loved the property! The room was spacious and very clean. The bed was comfy and super soft sheets. The ac was cold. Uber was able to pick us up easily. There is a neighborhood bar next door.

    My only gripe was that they only have 4 parking spots available for this hotel. They do have offsite parking that is paid for by the hotel but it’s little inconvenient to park there and walk back. Not a deal breaker though. It’s not that far anyway. We ended up Ubering to the concert and walking back home which was kinda cool. That should tell you everything is at arms reach and is walkable. I would definitely stay here again! Don’t hesitate on booking this spot.

    I just had the pleasure of staying one night at Frances Modern, and it was perfect in every way. Staff was responsive, room was unique, clean, and comfy, parking was seamless, and there were lots of fun shops and restaurants in walking distance. My favorite part of my trip was hanging out in the common area the next morning- I enjoyed sitting in the open patio area, reading and journaling and sipping my delicious oat milk latte from the coffee machine. I can’t wait to go back- next time I plan to stay two nights!

    This is the second time I have stayed at the Frances. I often travel for work, and found this gem last minute, and have been wowed both times with the beauty and hospitality of this Inn. It doesn’t help that this location is 6 minutes from work and the restaurant serves great food. This is now my work home away from home!

    Such a beautiful, eclectic Inn. The room and outside area was spotless, the coffee station and drink area was a great plus. The staff is very friendly and on the spot if there is an issue. I highly recommend staying here while in Austin. It’s just a short walk to 6th street and we ended up walking everywhere the entire time with ease. Also, for me personally the comfort of the bed is a big deal, and their bed was very comfortable. Stay here and you will not be disappointed!

    I loved my stay here. It’s a prime location with an easily accessible and walkable parking space that they pay for. The number you’re given is super responsive and helpful and the room was so unique!! I slept in and slept great, they had super comfortable beds. I will stay here a lot more often when visiting Austin for work, it was very convenient to be in and out with that close by parking, and I left something in my room and they coordinated pickup with me easily. Super nice people!!

    Our stay was amazing! The hotel is ideally located walking distance to a lot of great restaurants and shops. The spacious common areas on each floor made it feel welcoming and gave chill vibes. The rooms are beautifully decorated, and the cleanliness was truly impressive. Literally spotless, no dust, no stray hairs, no cobwebs.

    There is a beautiful patio and courtyard to hang out in before even arriving in the suite. The suite itself has a very comfortable bed and linens, was incredibly clean, and had a beautiful clawfoot tub inside the bedroom. There were even several led candles to make the space feel cozy and romantic. This is a very good East Side location as well, with plenty of bars and shops to walk to. They have an in house restaurant we weren’t able to try this time around but the menu looks great. The kitchenette is well equipped for eating a nice meal inn. We will absolutely stay here again! It is such a great place to call home base in Austin.

    Nice area in East Austin just a few blocks from Franklin BBQ. Easy walk to 6th St, downtown or the river. Some fun independent shops nearby. Very nice lounge area with free coffee/tea/sparkling flavored waters. All in all felt like a home away from home!

    The Frances Modern was so wonderful. The bed was insanely comfortable and everything was designed beautifully. There was free coffee and water in a communal area and an amazing roofdeck with views of the city (where we sat and listened to a blues show happening in the park across the street). It had some amazing restaurants and shops very close (shout out to quickie pickie for amazing breakfast tacos) and it was easy to walk down to the bars on 6th. We even walked home one evening from the central downtown and never felt unsafe. As some people mentioned, there are only a few parking spots out back, but they helped us get set up in their other free lot which is only two buildings down and super easy for getting in and out of. We couldn't have asked for a better stay while in Austin!

    Where to start - loved this little gem of a hotel. Check in was easy, room was clean, staff was friendly, and above all it was quiet.. even during a SXSW weekend. Maybe the best was the bed and luxurious bedding.. oh so nice! I would stay here again in a minute! Also, the restaurant on the first floor is first rate - walking distance to places like Paper Boy, Quickie Pickie (small grocery and good food), vintage bookstore and a few other neat places! If this is available, book it!

    This was in a perfect spot for us. Walkable to many shops, restaurants and bars. The inn itself was fantastic. Loved the decor and amenities. The coffee machine was wonderful with all the different choices. Checking in and out was very easy and staff was great at communicating. Will definitely be back next time I’m in Austin.

    We stayed for 2 nights while in Austin, this hotel was one of the best parts of our trip! When arriving we were walked up to our room and given a tour of the amenities which was awesome and thoughtful. The upstairs patios were so cute, with some books and games. And the bed was fantastic, such a good night sleep. Overall we had a really nice time away in this special hotel that doesn’t feel like a chain hotel, but a welcoming destination.

    A hidden gem! We couldn't have asked for anything more! Jen and Vicki were so attentive and courteous and took the time to chat when we would see them as we were heading in/out for the day. Centrally located to so many attractions. From restaurants to museums all within 10 miles. The parking on-site was limited to a few spots, but we were aware of this beforehand. Only once did we have to park off-site, but it was a well lit lot and parking was validated. The small courtyard was beautiful with hanging lights which gave a wonderful ambiance. The gate was secure and needed a keypad to enter. We took full advantage of the outside seating, especially since it was 40 degrees when we left home in Chicago. We relaxed and enjoyed a specialty coffee in the open lounge area which they have on each floor. They have books, games and flavored sparkling water. Our room was immaculate and we loved how it was decorated. Oh my gosh was the bed comfortable! We sunk into the soft sheets with the down pillows and comforter (made it really hard to want to get up, lol) The bathroom was large and the shower had a rain shower head and lots of hot water. The cleaning staff did an amazing job and they were so nice and friendly. We have no doubt we'll be coming back to Austin and know exactly where we'll be staying! Thank you Vicki!     When staying in a hotel, I believe the atmosphere truly makes or breaks the experience. In this particular instance, I felt like every corner was filled with a palpable sense of texture and warmth that was truly remarkable. It's not uncommon to encounter this sterile, generic feeling in most hotel establishments, but the little boutique hotel I stayed at was simply wonderful. I'm often hesitant to write reviews for places I'm truly fond of, partly because I know it will inevitably attract a larger crowd – people who want a piece of the action, so to speak. However, alas, I couldn't keep this fantastic find to myself – it's too good! Just a word of caution regarding parking – they have only four spots for 15 rooms, so you'll definitely want to plan accordingly.

    We are so glad we chose The Frances Modern Inn for our vacation in Austin. This truly is a wonderful find. Vicky is a brilliant host. Each room is thoughtfully designed with all the comforts you need for a relaxing stay - the most comfortable bed & pillows, fabulous shower & wonderful bathroom amenities .     The hotel itself is outstanding. Check-in was easy. The room was gorgeous, clean and easy to access. The small touches were great such as a robe and other in room amenities. The bed was so comfortable and the comforter was amazing, I slept like a baby. My only complaint is the parking, but I don’t think there’s anything the hotel can do about it as they are limited. It seems like it’s just all of Austin that has an issue with parking.

    There’s excellent coffee and sparkling water available in the communal area, which adds a nice touch. On the first floor, there’s a terrific East Asian restaurant, and just steps away is Paperboy — an excellent spot for breakfast. I recommend making reservations for both. Communication was outstanding — any time I had a question, I received an immediate and helpful response. I would definitely stay here again.

    An amazing stay at the Frances Modern Inn. Highly encourage you checking them out. I travel nearly every week and often stay in the big brand properties - predicable, sometimes good, often average. This place has so much character, and the owner gave us a great run down of Austin when we arrived. Rooms are all unique, have balconies, and a great patio area right out your front door - with sodas, coffee, and comfortable coaches and seating available. Super spot to begin or end your day with a glass of wine. Neighborhood gives you easy walking access to PaperBoy, Franklins and so so many other great dining and shopping options. Rooms come with a fridge, cold water, and great bathrooms with nice tubs and showers. A gem of a place !

We also really appreciated the keyless entry to the property and our room and the complimentary water and sparkling water in our room. There is limited on site parking but such was only a minor inconvenience.

    Cute, cozy hotel. I arrived at 9pm and left at 5am so I was there to sleep. The beds were very comfortable. It’s self check-in from 6pm-6am so I saw no one at the hotel that worked there but my interactions via text were fine. I appreciate the large bottle of water in the mini fridge and the fact that there was a mini fridge.

    One of the most beautiful places I've ever stayed in! This quaint little hotel was beautifully decorated and had a community patio that had complimentary drinks and several board games and tarot cards that were free to use as well. Our room and bathroom were GORGEOUS. They provide Hulu on their smart TV which was a nice plus. The hotel is also located by several shops and bars that are within walking distance. They only have four parking spots behind the building, but there's street parking around the area and a parking lot a few blocks down where they pay for your parking. All in all, we had a wonderful stay and are looking forward to returning many times in the future!

    Owner was very responsive, property was very cute, room was clean, and the coffee/tea/water station in the common area was very convenient. Inn was walkable to a lot of popular restaurants and bars. Property provides complimentary parking (4 spots onsite, and more available at offsite lot), which is rare in Austin.

    Stayed here with a friend for a quick girls weekend and so glad we choose The Frances Modern! The hotel is beautiful and we were able to walk to most places. The common areas were welcoming and the complimentary drinks were awesome after a long day of walking around. It was January so too cold for us to actually sit in common area or rooftop, even thought they had small space heaters. Would definitely stay here again if/when we return to Austin.
