Reviews
The hotel's location is praised by many guests, but cleanliness and maintenance are major concerns. The staff's friendliness is inconsistent, and some guests feel unsafe due to the presence of homeless people and suspicious activities.
- Convenient location
- Friendly staff (in some instances)
- Lack of cleanliness and maintenance
- Inconsistent staff behavior and unhelpfulness

There were people throughout the property that felt threatening, and one person soliciting sex. I left within a few hours to move to a different hotel altogether.
- 1.5/5
I liked on how comfy the beds were. The fridge did provide more than enough room for our drinks. I didn't like on how there was no fan in the bathroom to air out steam from the shower. On top of that, we were not given fresh towels unless we gave our stuff to the clerk at the front desk and asked them for the towels, and we were on the third floor. There was gum on the night stand and we didn't even bring any gum with us. The phone was not working at all hence why we had to go down stairs and get fresh towels. Also, there was no ice machine any where on the floor. I know there were 2 ice trays in the freezer, but after a long day of walking around the convention, I want ice cold water immediately. Also the breakfast was lack luster. This is a personal thing, but I wanted more of a variety when it comes to breakfast, not just oatmeal and a nutri grain bar. I want more. I want eggs, I want bacon, etc. Again, personal thing, but I will not make a big deal about it.

Guess my exception were higher. It was an okay stay. The door to our room needs to be fix. I didn't feel to safe knowing the door can easy be adjured with a simple push. The halls and inside the building itself is dated. They need to upgrade rooms and hallways. I can say that the elevators worked and were always ready when we needed it. The kitchen was clean but there were no dishes, pots or utensils. The bathroom walls were bubbled from water damage. Bathroom door rotted from water. Staff was friendly. Parking was good. Walking distance to some restaurants and walking parks.
- 2/5
Given its proximity to a major convention center I will strongly recommend every traveler going to avoid this hotel without significant changes.
- 4/5
Una de las chicas de recepcion solo me permitio estar 10 min en lobby despues de mi check out aun cuando le pedi permanecer 30 min para recargar mi celular. No esperaba un trato asi a un cliente
- 4/5
Great location
- 5/5
Very close to the city and easy to get around The Breakfast could use a little upgrade
- 3/5
Very average
- 2.5/5
The check in staff wasn't nice. She had a blah attitude
- 1.5/5
The property was closer to a bus station if you need it , and a whataburguer very closed The smell throughout the building and in the room was very unpleasant. It smelled like mold and dirt. I had to ventilate the room because the odor was so strong. I could also hear every noise from the front desk while I was in my room, which made it difficult to relax. This is only a hotel to stay at for one night if you have no other option. Overall, I was very disappointed with my stay.
- 3/5
Only three floors so no long elevator ride. Room was updated and comfortable. Bathroom vanity top needs to be replaced as it is well worn. Guests should be informed at check-in that there is no daily housekeeping.
- 2/5
Service was AWFUL. Our room was never serviced until someone tried coming into the room 8am on the day of checkout. They ran out of towels??? And there was remodeling and painting being done. Also this hotel smells bad. Not coming back here. The staff had the worst attitude EVER.
- 3/5
Dark, smelly and basic af. Check In rep…on her phone was priority. Check out…rep on her phone for good 45 seconds with me there, making me wait. From lobby, down halls and in room, smelled old and smokey. Hardly any water in shower, bathroom sink was drops, towels smelled like they were just sitting there absorbing different scents. Conveniently located for sure but I’ll spend the extra few bucks next time.
- 3/5
To be honest this place should stay low budget or low cost because idk its kinda runned down and like i been to many hotels that are runned down but i kinda feel like its always been good hospitality and pleasant welcoming , but at this place , i felt like the hospitality and welcoming is not existing, the lady in the front desk has the worse attitude ever and just straight up looks like she hates her job , i even try to say thank you etc and you can tell she just hates her job, but the parking is okay , the room has this like humidity feel and weird smell in it , the restrooms have no vents or fans so thats a shame but hey if you need to just stay for a day i guess it works .
- 4/5
The beds are comfortable. I liked that the air could be adjusted.
- 2/5
Best thing of the stay was the free parking. Rooms outdated, property is dirty, cockroaches on halls ways and inside the room. Not as pictured!
- 5/5
They did not have a pool
- 3/5
The proximity to Barton Springs Outdated, no ice machine, bare minimum
- 3/5
Price and location was key Smell or cigarettes and hallway smells
- 5/5
Staff was friendly
- 4.5/5
Close by downtown Nothing
- 1/5
The only good thing about this hotel was the staff
- 5/5
Nice stay
- 2.5/5
Yes the it could have been a little more cleaner and the hot water in the shower did not work
- 3/5
The bed wasn't very comfortable and the pillows were very thin it didn't feel like i was laying on a pillow
- 2/5
The hotel reminds of a run down apartment complex in every corner there’s no smoking signs but as you walk past the halls it’s smells like smoke when i got to my room that too smelled like smoke windows were dirty people in mostly every room were very loud liquor bottles outside the doors for the price i don’t recommend should be in the $70 range besides all that staff was friendly &’ very helpful
- 4/5
The property could benefit from some cosmetic updates, particularly the paint and the elevators, which are showing their age. However, for a short stay, it met our needs well. One thing future guests should be aware of is that, despite being a non-smoking property, there was a noticeable cigarette smell in some areas. Overall, we had a pleasant experience and found it to be a good option for a one-night stay.
- 5/5
There was sufficient parking. There are spaces which the hotel oversees. There is also parking for pay using a different service.
- 4.5/5
The room was as expected. Beds were comfy.
- 5/5
It was no more than 8-10 min from lady bird lake. I was also able to walk to South Congress with no hassle at all My keycard kept giving me issue but besides that nothing else
- 3/5
Needed some update amenities and breakfast or some type of refreshments offered either a front desk or buy.
- 2.5/5
Name is Chris- this was booked by my boss for a 1 day work trip. Honest review: There was staff there to greet me. She was polite, but curt. My flight landed late, so it was close to a 10pm check in, yet she was very "put off" that I was interrupting her scrolling on her phone. Let's just say, I did not feel very "welcomed" and as a brand new guest to your hotel, that would be THE MOST important message to convey. Also, why are your desk people not engaging? ie; Where are you here from and HOW DID YOU HEAR ABOUT US? - now you can track your ad spend AND build a better client experience overall. Hotel is dated, but clean, which I appreciate. I only had TWO experiences w/front desk: ck in, which I mentioned above. and check out. Wow... That was something. At 9am, the breakfast room was out of coffee, and girl behind the desk really did NOT want to make more, AND SAID SO, but begrudgingly did make 1/2 pot. Coffee in hand, I completed my packing and returned to front desk for a 9:30am check out. The woman at the desk is having a meltdown and anyone within a 20 ft radius will come to understand her computers are not working properly, she cannot do cleaning assignments and she's going to have to do it manually. We also came to know it was her day off and she only came in to help out and boy she was regretting it. I was "stuck" in the lobby for the next 15 mins waiting for my ride and was forced to listen to her exchange with her manager -on speakerphone- about how the system was not working and ..... drama, drama, drama.
- 4.5/5
Location , large room, breakfast but how do you eat oatmeal without a microwave? Oatmeal packets for breakfast but no microwave
- 2/5
Most building doors were very old and in need to replacement; manual front entrance doors were difficult to open; my room (and entire hotel) had a funny smell; my key card slot seemed dysfunctional and it was difficult to enter my room; bathtub was janky with chipped porcelain on tub floor; TV was dysfunctional, everything was tinted blue. My bed was comfortable and I slept well and did not hear any neighbors but I will never stay at an Extended Stay again.
- 2/5
Room was okay, kitchen was straight out of 1987. AC was strong but so was the weird smell in the lobby and hallway. Water pressure was nonexistent, felt like someone was spitting lukewarm water at me. No maid service, had to bring my dirty towels downstairs and wait for their mediocre staff to get me new ones. Took 24 mins. Close to the Harper so that was key but this place needs to be pressure washed with professionalism and care.
- 5/5
Very good , everything is fine
- 3/5
The location was easy to get to The cleanliness of the room’s carpet (it was not vacuumed) and chairs (they had a sticky food/liquid on them). In the breakfast, they had instant oats but no plates, so I had to use a coffee cup to eat.
- 1/5
Front desk Latina girl is unpleasant and unwelcoming. Also it smelled weird upon walking in like it smelled like dirty dog or a stinky pet store. Stayed in room 213 it smelled like burned wiring or some weird smelled that was irritating. There’s no daily housekeeping service when I asked the front desk. The phone in the room is for decor bc that doesn’t work either. The restroom tile is coming off like it’s peeling off. The bathtub faucet was sooo hard to turn on and figure out which way was cold or hot and the tub was dirty. I swear the pics online makes this place look alright but it’s a trashy motel. My ankles has bug bites and idk if it’s from the bed or the room floor . Also the carpet is so dirty my feet were so dark from walking barefoot in the room. I know I shouldn’t have done that in the first place. My sheets had hairs in it. It’s a great location but that’s all that this place has going for them . Aside from that the property is run down and needs a serious remodel and upgrade. Dont stay here even if it’s cheap. It’s cheap for a reason. Youll hate it as much as I did.
- 2.5/5
Location Old and needs updating - no amenities in the room, have to call to front and request all stuff. Cups, coffee, etc
- 1/5
Nothing at all like pictures online when I booked. It was so old and grotty. The entrance is not welcoming and looked like a fire exit. The bedroom smelt terrible. There was water damage to doors and paint peeling off. The fridge all dented. Just felt dirty and I didn’t want to be there. Staff in reception were polite enough but I wasn’t asked how my stay was because I think they must know the answer. The only good thing was maybe the location but wasn’t worth it.
- 1/5
Dirt filled windows Food on stove Bed filthy Chairs not wiped down Nothing dusted Floor not cleaned
- 4/5
The rooms are clean, just no exhaust fan in the bathroom...walking distance to restaurant and store
- 5/5
Parking was easy and there was plenty of it. The room was very clean and comfortable. The staff were very polite and helpful.
- 2.5/5
Rooms need updating and they felt damp. The bathroom counter and shower both were stained and chipped. The smell from the clammy air was off putting. The breakfast was laughable, there are definitely more options for grab and go style breakfast that would easily make this amenity and actual amenity.
- 5/5
Good for the price. Clean. Comfy. Full kitchen. Easy parking. Close to all the prime locations. Walkable too.
- 4/5
Overall, good experience good price good room I would go again and I would recommend
- 2.5/5
Good value and location Towels were dirty
- 3/5
Fair Not much
- 4/5
Friendly staff, clean room, comfortable bed made my time feel worthwhile. Location wasn’t too far to walk to parks, water attractions, gyms, food and downtown.
- 4/5
Let talk about the staff . Everyone was amazing except for the young girl that checked us in we showed up at 2:55 we asked her if we can start checking in she said not till 3:00 when 3:00 o’clock comes up there is like 4 people waiting to check in because she told them the same thing . We watch her walking off , getting on the elevator at 3:00 to check if the rooms are ready . We were like why didn’t she check before 3:00 ? Let’s just say her customers service sucks . The other colored lady’s that were there were amazing very helpful .
- 3.5/5
The smell
- 5/5
Thanks for the comfortable stay.
- 5/5
Clean room comfortable bed and cold AC
- 4/5
Building and inside are not maintained well. The elevator is smelly.
- 5/5
Friendly staff, helpful , convenient.
- 2/5
Honestly, the STRONG smell of smoke is what prompted this review. It smelled just horribly strong.
- 4/5
Parking was easy. Great room for the price.
- 5/5
Older building with some wear and tear, but suitable for a night or 2. My room was spacious and clean. Staff was helpful and friendly. Good price too
- 1/5
This room was not clean .. lots of dead bugs and several roaches !! Very gross ! Room smelled like burned food .. hallways smelled like old burned food .. strong bad odor ..
- 5/5
Friendly staff and loved the room
- 1/5
The property is very run down and dirty. Staff was not helpful nor friendly.
- 2/5
Room smelled like cigarettes. No water pressure in the shower. Staff was great.
- 5/5
Clean, spacious room, quiet area.
- 1/5
If you tried to park late there’s no parking only in the back of the hotel and there’s people inside their cars hanging out I was scared to get out of my car. I had to travel to Austin for a concert never again
- 5/5
It was last minute but we were absolutely satisfied with our stay. The only two negatives were there was no ice machine and they ran out of pillows. But besides those two things. The price, convenience and safe parking was awesome. Definitely will be staying again.
- 3/5
The kitchen was clean and ready to use! The fridge was dirty. The bathtub was really gross i didn’t even use the shower because I didn’t want to. There were crumbs and a few stains in the carpet. The office chair had stains on it. Staff was helpful. Parking was good. The bed was really clean I can really appreciate that but everything else was kinda dirty.
- 1/5
The staff stated that a portion of my total payment would be refunded which I have yet to see after almost a month. I will never be returning to this hotel again. Side note the whole property is relatively dirty.
- 5/5
Parking was great. Hotel is within walking distance of many downtown sites.
- 2/5
Smells horrible
- 3/5
The hotel needs some maintenance, particularly the bathroom plumbing
- 3/5
There should be two people at front desk during peak check in times. No silverware or cookware. An FYI to guests. No do not disturb sign to hang on door. Great location for down town for a solo trip or for college kids. No frills, bells or whistles here. Bed was clean and comfortable.
- 5/5
Location is great and the price is great as well. I would say as I enter the front office got hit by a musty smell like urine. As I walk to my room the smell got worse. I think the carpet could have been cleaner. The room was clean but the bed sheets could be updated. Oh and do not use the vending machines they do not work but the night mgr failed to put up a sign.
- 4/5
It was legitness
- 5/5
It is just a few minutes walk from downtown Austin and includes free parking, which would cost $50 a night at downtown hotels charging twice the rate as this hotel.
- 2/5
The room was dirty like food stains all in the kitchen, Water pressure was horrid. The bed was horrid. The worst sleep i ever had. Felt dark, gross, If it wasn't for the business trip i was on i would have left.
- 5/5
Easy parking and great location. Room was very clean and comfortable.
- 4/5
Property was in a good location, easy to get to and leave. Staff was nice at check in and check out. We didn't need much but a place to sleep. Plenty of towels in the bathroom for 2 adults. This was our second time staying and will not be our last.
- 1/5
First room smelled like raw fish. I asked to change. The second room had a large gap between the door and the doorjamb, making it very easy to break into to. I had to take my belongings with me when I left the room. A tiny muffin and coffee for breakfast. For $150 a night I would expect a tad bit more. Staff was nice.
- 3/5
Breakfast was definitely a "grab & go" and limited stock. No fruit or yogurt available. Coffee was lukewarm close to the end.
- 4/5
great location with free parking
- 4/5
A couple of blocks from S. Congress.
- 5/5
Great location for the price!
- 3/5
Room was ok, staff was super friendly on the first day. Second day not so much.
- 1/5
The hall way bad smell and the room. I had to go buy air freshener spray . The bed was 100% uncomfortable. It was like sleeping on plywood
- 5/5
Everything!
- 5/5
Awesome stay
- 4/5
Having stayed here before the room was as expected and most of the staff was courteous.
- 4/5
Cheap clean good location
- 4/5
Room could have been cleaner
- 1/5
Room was nice and clean but no water no ice customer service was rude
- 1/5
Reservation was canceled by hotel because she didn’t arrive until 1 am in morning. This reservation was prepaid via the Expedia website. Unable to get a hold of a live agent at Expedia for help. Chat agent sucks.
- 5/5
The room was large, airy, sunlit and the kitchenette was a nice surprise. The price we paid was just right -- thank you Expedia!!
- 4/5
Courteous staff. Room was adequate and clean. Great location for performances and events in Downtown Austin. Will stay here again.
- 3/5
Staff was courteous, the hotel was dated and run down. The bathtub was stopped up. But the location was great
- 1/5
Lights went out in the hall and bathroom and there was no maintenance staff around to fix it. There was black mold on the shower curtain and stains on the bathroom floor. No one was ever at the front desk so you have to wait 5-10 to get help. This was a terrible experience!
- 3/5
This is an okay hotel if you want to stay in the Downtown area for cheap compared to other downtown hotels. The room seemed clean but the halways smelled really bad and there is always stains on the hallway floors. Its gets pretty noisy outside with people arguing. The people room next to us were playing super loud music, screaming, dancing making a bunch of noise and I called the front desk numerous times with no answer. Security never came and this went on to 6AM. The following morning the front desk lady offered to give us a 10% discount for the inconvenience which was nice. It was an okay hotel.
- 5/5
Enjoyed my 1 night stay in Austin at this hotel! Staff was Courteous, Room was affordable and clean, Could use a bit of renovating here and there. But nothing major. Good location also.
- 3/5
The checkin process was super slow, other tha t that it was ok
- 1/5
Check in was a nightmare.
- 1/5
No accommodations for the customers. You basically have to bring everything for yourself, soap, etc.
- 2/5
Building is really outdated and unappealing.
- 4/5
Good location
- 4/5
Very central
- 1/5
Door didn’t even lock and was dirty.
- 3/5
Easy checkin and out. Complementary breakfast is cereal bars and coffee. Noisy hallways from 11p -3a makes it challenging to sleep.
- 4/5
The room was just ok. The door does not close securely, the desk was so wobbly we were afraid someone may get hurt, room smelled like the carpet had been there since the 1990s when people could smoke in the rooms and the tub obviously has seen better days. And for a kitchenette you’d expect a coffee maker in the room.
- 5/5
Good value
- 4/5
There were a couple Zombies in the parking lot.
- 2/5
Hotel was old. Dirty and not in a good location.
- 5/5
Staff was very friendly and helpful. Parking free and easy. Room clean. Good price for a decent room.
- 5/5
Bed and pillows were comfortable and no noise disturbances at all. Later found out the Ferrari crew were staying a few hundred yards away so gives you an indication of how quiet and respectable the area was. There were two burger bars located immediately opposite if that’s your thing. Walking distance to the Bat Bridge and the other side of the river. Breakfast was limited to a muffin/snackbar/instant porridge and coffee. Not a complaint and found it more convenient as a grab and go on our way out. Staff were friendly and polite. Served my requirements and budget and would definitely stay here again.
- 2/5
Loxation was about the only good thing about this hotel. No housekeeping, no breakfast, no hair dryer, room smelled.of smome.the whome 5 days i stayed. Only gave it two stars due to location. Will never stay again.
- 4/5
Everything was great but the only thing was there was really no breakfast besides coffee and snacks. Many hotels in Austin offer a full breakfast.
- 4/5
It was a nice comfortable stay
- 5/5
Perfect location
- 3/5
Na
- 5/5
Good
- 1/5
Nasty room, smelt horrible, staff was not friendly
- 5/5
Luz, the front desk clerk who helped us out during our stay deserves a raise. She has excellent customer service skills, and went out of her way to help! Would come back to this property, if I knew she was working!
- 4/5
It was a bit musty, but the staff was very nice & The room itself was clean Good if all you want to do is sleep
